Exterior Walls:
2x6 plates, over sill sealer, secured to foundation wall by 1/2" anchor bolts. 2x6 studs @ 16" o.c., sheathed with 1/2" rated OSB, insulated with 6" fiberglass batt insulation, covered with 4 mil polyethylene and sheet rock on the inside. Exterior finish shall be vinyl siding with house wrap. 4" aluminum Gutters. Soffit and fascia to be aluminum.

Interior Walls:
2x4 plates with 2x4 studs @ 16" o.c.

Plumbing Walls:
2x6 plates with 2x6 studs 16" o.c. ½" sheet rock on both sides.

Roof /Ceiling:
Engineered roof trusses at 24" o.c. with integral ceiling joists. ½" roof deck with 15# asphalt felt and asphalt shake shingles at minimum 35 year guarantee. Roof insulation blown in at minimum of R-42.

Sheet rock:
½" or 5/8" gypsum board on all walls and ceilings as per local codes. Splices and corners finished with tape and joint system. Wall and ceilings are textured.Knock-down finish is an option.

Interior Doors:
All doors shall be 6 Panel composite doors with painted finish with 4" casing and. 4 -1/4" wood painted baseboard. Many options available.

Exterior Doors:
Main exterior entries to be 3’-0" x 6’-8" insulated metal door. Decorative sidelight is an option.

Window:
Windows to be doubled glazed vinyl or fiberglass sliders or equal. Styled decorative cut-glass is an option.

Cabinets:
Hardwood cabinets solid styles and rails. Hardwood raised panel doors. Choice of several types of hardwood available. Prefinished particle board shelves.

Counter top:
Kitchen Counter top Allowance - $1,500.00

Floor coverings:
ALLOWANCES based upon $3.50 per sq ft for all flooring.

Plumbing:
2" copper waterline entry service. ½" and ¾’ HDPE waterlines and fittings. 2-1" exterior sill cocks.

Electrial:
Electric Underground service to transformer. 200 Amp service to each unit. All circuits and outlets as per code. Smoke detectors and fire alarm system as per code. Four telephone outlets, Five cable TV hookupsOutside light wiring including soffit outletFixture allowance (installation included in electrical contract) is $950.00

Heating: Gas: Heil or equal forced air 75,000 BTU (80% Efficiency) furnace with 2.5 ton central air conditioning.92% High-efficiency furnace is an option

Insulation:
Blown-in R-42 in ceiling, 6" fiberglass in walls.

Hardware and Special Equipment:
Lever nickel finish door locks as follows: Hardware allowance $250for door-locks and $200 allowance for cabinets: total hardware allowance $450.

Unit doors:
Keyed alike entry locksets Bedroom and bath: privacy latch sets Closets, halls, etc.: passage lath sets

Painting and Decorating:
Interior ceilings and walls spray painted with two coats of latex paint. Flat Finish on ceiling and Semi gloss finish on walls. Trim finished with high grade semi gloss latex paint.

Appliances:
Appliance allowance - $2,000.00 Total Standard Allowance

Garage:
Three stall garage per unit as per plan. Walls and ceiling are insulated; sheet rocked, taped, and spray painted with one coat of latex paint. Garage doors are insulated metal with interior vinyl finish and an electric opener and transmitter for each door.

Landscaping:
Top soil leveled to finished grade. Two 1-1/2" or better deciduous trees included. Seeding and/or sod are options. Sprinkler system is an option.

Basements:
All basements are unfinished. Finished prices are available upon request. Decks/Patios: Decks and patios are extras and priced separately.
